Why Oil-Based

IT DOESN'T SIT ON YOUR DRIVEWAY. IT BECOMES PART OF IT.

At Rocco's Paving and Sealcoating, our use of premium oil-based sealcoating sets us apart as the premier choice for protecting and rejuvenating asphalt surfaces. Unlike water-based alternatives that merely sit on the surface, our oil-based sealant actively penetrates the asphalt, replenishing the essential oils and binders that are naturally lost over time due to Florida's scorching sun and heavy oxidation.

This deep-penetrating formula not only restores a rich, jet-black, brand-new appearance to your driveway or parking lot — it also creates a highly flexible, water-resistant barrier that expands and contracts with temperature changes without cracking. By actively resisting harsh UV rays, automotive fluids, and severe tropical weather, Rocco's oil-based sealcoating significantly extends the lifespan of the pavement, ensuring property owners receive unmatched durability and a professional finish that outlasts the competition.

Our Process

HOW WE APPLY OIL-BASED SEALER

  1. 01

    Deep Clean

Power-blow and edge the entire surface — no dust, no debris under the seal.

  2. 02

    Crack Fill

Hot-rubber-fill every crack wider than a quarter inch before any sealer touches the asphalt.

  3. 03

    Oil-Spot Prime

Treat oil-stained spots with a primer so the sealer bonds even where contamination existed.

  4. 04

    Two-Coat Seal

Apply two penetrating coats of premium oil-based sealer with proper cure time between.
